Traffic

With the increased traffic on 90th Ave, Jerusalem Road and at 14th Street SW, how will the current road network support this development, particularly with a several seniors complexes in the immediate vicinity? Can the road network support this development (not 3000 new residents but potentially double or more). Read more...

It is known the Palliser Pump Station was recently upgraded; can the demands of the proposed development be met without nearby water supply facilities needing to be upgraded, and will the affected Communities in the vicinity see changes in their water quality or water pressure?

Underground Sewer

Many of the homes in the nearby communities affected by this development were built in the 1950’s - 70’s and are serviced by clay and concrete pipe. How will their sewer infrastructure be affected by this development, since RioCan's 

underground parking will likely increase the groundwater elevation in the area, potentially contributing to more backed up sewers than already occur.

Air Pressure

With the Mayor declaring a Climate ChangeEmergency for Calgary, has the carbon footprint of this development been considered given the urban pressures placed on the Weaselhead and Glenmore Reservoir? Also, given the potential loss of this parkland for development, how will the Calgarians affected by this development be compensated for the continued deterioration of our natural environment?

How will the increased stormwater runoff from this development be addressed and how will the nearby communities be assured they will not be affected by it? And if they are; how will they be compensated for potential flooding and sewer backups? Has the previous flooding in the area including Glenmore Landing been considered with this development, and it’s potential impact on the surrounding communities?

Site contamination

The gas station has been in place at Glenmore Landing with an underground storage tank for almost forty years. Has a hydrogeological study been undertaken to assure nearby facilities/residents like the Jewish Community Centre and seniors buildings that no offsite contamination has occurred? Where does this project drain to – does the existing infrastructure support the proposed intensity?

Has there been an environmental assessment (Phase 1, 2, and 3) of the Gas Station been undertaken, and how will any offsite contamination from it be addressed?

With the existing green space removed by this development, what other parkland is being made available for the increased population for recreational purposes to offset this increase?

 

There seems to be no parks, playgrounds, (swings, etc) or ball fields for the new residents.


Schools - are nearby schools (for ex. the day care and pre-school) at the Jewish Community Centre and the resulting traffic issues being considered with this development?

At the open house on October 25th 2023, at Heritage Park, affected residents were assured reports addressing these issues were in the process of being completed. Since then, there seems to be effectively no additional information to resolve community concerns about these concerns, leading community members to again not trust the developer, or City Administration in following their own policies and procedures (for ex. – why hasn’t a Local Area Structure Plan) been completed before reviewing a development such as this?


And, most importantly, what benefit is this development bringing to the community? On 2023 December 1st, the area communities were told an upgraded intersection at 14th Street and 90th Av. SW and the Safeway is intended to remain. For many in the community, these would not be viewed as benefits, given the potential loss of so many existing businesses, 56 of them, and the continued nightmare of construction along 14th Street SW, which has already seen 2+ decades of construction disruption.
